Carson is a large, owner-heavy South Bay city of about 95,000 people, built mostly in the 1940s through the 1960s, with a strong Filipino American community, a Cal State campus, a pro soccer stadium and a big industrial and refinery base. Home values run below most of the South Bay, and about three out of four homes are owner-occupied.

I've sold homes in the South Bay since 1998, and Carson is a city I recommend buyers look at seriously when Torrance or the beach cities are out of reach. It also has real environmental history that buyers deserve to hear about up front. Below is a straight look at the neighborhoods, homes, schools, commute and the risks to check before you buy.

What Is It Like to Live in Carson?

Living in Carson feels like living in a big, established suburb of single-family tracts, where most of your neighbors own their homes and have often been there for years. According to the Census Bureau's 2019–2023 American Community Survey, 74.0% of Carson homes are owner-occupied.

Carson is young as a city but old as a place. It takes its Dominguez place names from the family whose 1800s rancho home, the Dominguez Rancho Adobe, still stands next door, and the first oil well on Dominguez Hill came in 1923. Homebuilding took off after World War II, Cal State Dominguez Hills opened in the early 1960s, and residents voted to incorporate in 1968 after about a decade of effort.

Carson is known for its large Filipino American population, and the Philippines and Mexico are the most common birthplaces for residents born abroad. The city also has a notable Samoan community, 2.2% of residents in the 2010 Census. You'll feel that mix in the food, the churches and the city's calendar of events.

What Are the Neighborhoods in Carson?

Carson's neighborhoods are mostly postwar single-family tracts, with a few older pockets and several mobile home parks. These are some of the best-known areas:

  • Lincoln Village: one of the older areas, dating to 1924, mostly single-family homes near the 405 and 710.
  • Carson Park: an early-to-mid-1950s neighborhood on the Long Beach side, with homes that match the Long Beach streets next door. Part of it is an unincorporated county island.
  • Dominguez Hills Village: condos directly across from Cal State Dominguez Hills and the CAMS magnet school.
  • Carousel Tract: a neighborhood built over the former Shell Kast oil tank farm. See the buyer section below.
  • North Carson: mostly three- to four-bedroom single-family homes and townhomes, largely built from 1940 to 1969.
  • South Carson: an area where 96% of homes were built between 1940 and 1969, according to NeighborhoodScout.

What Kind of Homes Are in Carson, and What Do They Cost?

Most Carson homes are tract houses from the 1940s through the 1960s, and the typical home value is about $795,000. According to NeighborhoodScout, about 64% of the city's housing was built in that era. You'll also find newer townhomes, condos near the university, and a large number of mobile homes.

Zillow's Home Value Index for Carson was $794,645 with data through May 31, 2026, up 0.8% from a year earlier. That's a typical value across home types, not a sale price. Larger remodeled houses can sell above it, and condos and mobile homes usually sell below it.

Mobile homes are a real option here. Carson adopted a mobilehome space rent control ordinance in 1979, and the California Supreme Court upheld it in 1983. At Carson Harbor Village, for example, 407 of 420 spaces fall under the city's rent rules. If you buy a mobile home, you're usually buying the home and renting the space, so read the park rules and the space-rent history carefully.

What Are the Schools Like?

Most of Carson is served by the Los Angeles Unified School District, and a smaller part of the city is in the Compton Unified School District. Niche gives LAUSD an overall district grade of B+ (checked October 2026). Because two districts serve the city, always confirm the district and assigned schools for a specific address.

  • High schools: Carson High School at 22328 S. Main Street (1,407 students in 2024–25), Rancho Dominguez Preparatory School, and Phineas Banning High School, which serves part of the area.
  • Magnet option: the California Academy of Mathematics and Science (CAMS) is a Long Beach Unified magnet high school that opened in 1990 on the Cal State Dominguez Hills campus. Students can take university classes as juniors and seniors. Admission is by application.
  • Gardena High School: its attendance area also covers parts of Carson.

What Is There to Do in Carson?

Carson's biggest attractions are pro soccer, a Cal State campus and a full calendar of Filipino American community events.

  • Dignity Health Sports Park: opened in 2003 on the Cal State Dominguez Hills campus, with a 27,000-seat soccer stadium, a tennis stadium, a track and the VELO Sports Center velodrome. It's home to the LA Galaxy and hosted the Los Angeles Chargers from 2017 to 2019. It was formerly called the Home Depot Center and then StubHub Center.
  • Cal State Dominguez Hills: founded in 1960 and located at 1000 E. Victoria Street, it's also home to the CAMS magnet high school.
  • SouthBay Pavilion: the city's main mall, opened in 1973 as Carson Mall, at the Avalon Boulevard exit of the 405.
  • The Goodyear Blimp: Goodyear's airship base, open since 1968, sits right along the 405, where drivers can see the hangar.
  • Dominguez Rancho Adobe Museum: the historic Dominguez family home on Alameda Street. Note that it's in unincorporated Rancho Dominguez, though it's often listed as Carson.

For annual events, Carson's Philippine Independence Day celebration at Veterans Park on Moneta Avenue is one of the largest in Southern California, and the 128th celebration was held on June 6, 2026. The city has marked Filipino American History Month every October since 2011, with events at the Carson Community Center and the Dr. Jose P. Rizal Monument. Carson was also the first U.S. city to celebrate Larry Itliong Day on October 25, starting in 2010, honoring the Filipino American farm labor leader.

How Is the Commute?

Carson's commute is helped by four nearby freeways: the 405 runs through the city, the 110 runs along the west side, and the 91 and 710 are close by. Carson sits about 13 miles south of Downtown LA and about 14 miles from LAX, and Long Beach is right next door.

  • Metro J Line: the Carson station sits on the shoulder of the 110 at Carson Street, near Harbor-UCLA Medical Center, with a 143-space park-and-ride lot. J Line buses run to Downtown LA.
  • Metro A Line: the Del Amo station, near Carson's east side, is on the light rail line between Long Beach and Downtown LA.

Many residents work close to home. In 2021, the city's largest employer was Marathon's refining and logistics operation, with about 1,530 workers, followed by See's Candy Shops with 876.

What Should Buyers Know Before Buying in Carson?

Carson's biggest buyer issue is its industrial and environmental history, which affects some streets far more than others. None of it means "don't buy." It means know the address. Here is what I tell every buyer:

Refineries and industry

Marathon's Los Angeles refinery, described by LAist as the state's largest gasoline producer, is in Carson. Phillips 66 announced in October 2024 that it would close its Los Angeles refinery, which processed crude in Carson and finished it in Wilmington, and it refined its final barrel of crude in late 2025. Developers Catellus and Deca were hired to study future uses for about 659 acres. If a home is near either site, visit at different times of day and read the disclosures carefully.

The former Cal Compact landfill

The 157-acre former landfill at Del Amo Boulevard is a brownfield under oversight from the state Department of Toxic Substances Control. It has been planned for years as "The District at South Bay," with up to 1.83 million square feet of retail, hotel, restaurant and residential space, including an outlet mall. NFL owners turned down a Carson stadium plan there in January 2016, and the outlet project was delayed by lawsuits. City officials said in late 2025 that a settlement cleared the way for redevelopment, but buyers should treat timelines as uncertain.

The Carousel Tract

The Carousel Tract was built over Shell's former Kast tank farm, about 44 acres where soil and groundwater contamination was documented under 285 homes. The Los Angeles Regional Water Quality Control Board ordered cleanup in 2011 and revised the order in 2015. If you're looking there, check the site's status on the state's GeoTracker database and read every disclosure.

The 2021 Dominguez Channel odor

In fall 2021, a rotten-egg smell spread across Carson and nearby cities. According to the South Coast AQMD, a fire that began September 30, 2021 at a warehouse at 16325 S. Avalon Boulevard sent ethanol and other chemicals into the Dominguez Channel, where decaying material released hydrogen sulfide. The district logged more than 4,700 complaints and, on December 2, 2021, issued five notices of violation, including one to LA County. County testing found levels of 0.4 to 0.9 ppm east of the channel, which officials said caused nuisance odors and short-term symptoms, not long-term health effects.

Other checks

  • City limits: some "Carson" addresses are in unincorporated West Carson or in the City of Los Angeles (Harbor Gateway). City of LA parcels fall under LA's Measure ULA transfer tax on high-end sales (4% above $5.4 million, 5.5% above $10.9 million for 2026–27) and LA city rules.
  • Property tax: plan on the 1% base rate plus local bonds, based on your price, not the seller's bill. Look up the exact rate for the address with the LA County Treasurer and Tax Collector.
  • Insurance: get a homeowners quote during your inspection period, before you remove contingencies.
  • Older homes: with most homes built before 1970, get a sewer line and roof inspection.

Pros and Cons of Living in Carson

Pros

  • Typical home values below most of the South Bay, according to Zillow.
  • A high share of owner-occupied homes (74.0%) and established neighborhoods.
  • Easy access to the 405, 110, 91 and 710, plus J Line and A Line transit nearby.
  • Cal State Dominguez Hills, the CAMS magnet school and Dignity Health Sports Park in town.

  • Mobile home parks under city space-rent control, a lower-cost path to owning.

Cons

  • Refineries and heavy industry, close to some neighborhoods.
  • Environmental history, including the Carousel Tract and the former landfill.
  • Two school districts, and quality varies school by school; confirm schools by address.
  • Mostly older homes that may need updating.
  • Freeway noise near the 405 and 110.

Who Is Carson Best For?

Carson is best for buyers who want a single-family home with a yard in the South Bay at a lower price, and who are comfortable researching a specific street's surroundings. It suits first-time buyers, families who want an owner-occupied neighborhood, Cal State Dominguez Hills staff and students, and people who work at the ports, in Long Beach or in the area's logistics and refining jobs. It's also a natural fit for buyers with family ties to Carson's Filipino American and Samoan communities.

If living near industry is a deal-breaker, focus on the neighborhoods farthest from the refineries and the landfill site, and compare them with nearby Torrance.
