My listing just expired this week. How fast can I relist?
In most California MLS systems, cumulative days-on-market resets after roughly 30 days off the MLS. So a clean 30-day cool-off, paired with a fresh pricing strategy and new marketing assets, lets you re-launch as a "new" listing. The guide walks through the timing in detail.
Do I have to switch agents?
Not necessarily. But the data is striking — sellers who relist with a different agent close at 54% versus 36% with the original agent.
